Does 39 Days on Market Mean I Will Have My Money in 39 Days?

No. The approximately 39-day figure discussed here refers to the time between listing and entering escrow. The sale still needs to close. Allowing another 30–60 days for escrow produces a rough listing-to-closing estimate of 69–99 days, before considering preparation time.

Should I Price Higher to Leave Room for Negotiation?

Darryl's priority is choosing a price that attracts buyers based on comparable sales and the property’s location. If the asking price discourages buyers from considering the home, you may never get the opportunity to negotiate with them. Pricing should support your selling goal and timeframe.

Will Staging Make My House Sell Faster?

Staging can help your home present well, but we would not promise a faster sale because of staging alone. The Darryl & JJ Jones Team's view is that staging, photography, and repairs support a competitively priced home. They do not make an uncompetitive asking price work.

What If My Home Is Taking Longer Than Expected to Sell?

We would start by reviewing the price against relevant comparable sales and considering whether an adjustment could attract more buyers. The Darryl & JJ Jones Team would also review presentation and showing access. We cannot force the market to respond, but we can address the decisions within our control.
