Castle Rock can make sense for a North Orange County homeowner who wants more access to outdoor recreation, a different housing budget, and a suburban community between Denver and Colorado Springs. Weather, insurance, property taxes, schools, and your specific circumstances all deserve a close look before making the move.
Darryl Jones recently spoke with Castle Rock real estate agent Ashleigh Yates on The Jones Zone. Ashleigh had lived in several parts of California, including Ladera Ranch and Huntington Beach, before living in Corona and eventually moving with her family to Castle Rock in 2020.
You can follow Ashleigh on Instagram and YouTube, Living in Castle Rock, CO.
Castle Rock can feel very familiar to a North Orange County homeowner. Ashleigh specifically compared parts of Castle Rock, Parker, and Castle Pines with suburban communities such as Yorba Linda and Ladera Ranch because of their housing and community feel.
Though Castle Rock has its own climate, landscape, development patterns, and tax structure, what may feel familiar is the suburban lifestyle with newer neighborhoods, family recreation, and community amenities.
Castle Rock is a growing Front Range community with substantial parks, trails, and open space. The Town reported more than 140 miles of trails, 62 parks, and more than 6,900 acres of open space in its 2025 financial report.
At Philip S. Miller Park, residents have access to trails, an activity complex, an amphitheater, and the 200-step Challenge Hill.
For someone leaving Yorba Linda or another North Orange County city, Castle Rock is essentially a lifestyle trade.
A North Orange County homeowner may be able to redirect substantial California equity into a Castle Rock purchase, but the difference varies greatly by neighborhood, home type, and market conditions.
Ashleigh discussed her family's move in 2020 when they sold a roughly 3,700-square-foot Corona home on nearly an acre for about $899,000 and purchased a roughly 4,700-square-foot Castle Rock home on a smaller lot for about $759,000.
As of August 2026, Realtor.com reported a Castle Rock median listing price of approximately $733,000 and a median sold price of approximately $726,000. Those figures can change monthly and cover the entire city, so individual neighborhoods can be considerably higher or lower.
For a North Orange County seller, a few questions may be worth exploring:
Colorado state law permits students to seek enrollment outside their assigned school, while individual districts manage availability and enrollment procedures.
For Douglas County School District, open enrollment is space-available. The district also publishes specific application windows and procedures, which can change from one school year to the next.
Ashleigh described school choice as one of her family’s positive experiences after relocating with her children attending school in both public and charter-school settings.
The biggest day-to-day adjustment for many Southern Californians is likely to be the winter months. Castle Rock has a dry Colorado climate and abundant sunshine, but snow, freezing temperatures, and rapidly changing weather are part of lifestyle.
Castle Rock notes that Colorado can see as many as 300 sunny days per year.
Ashleigh described how learning to live with the cold was one of the most important realities a Californian should understand. Her family has experienced snow from the fall into the spring, and she recommended thinking about factors such as driveway orientation because sunlight can make winter maintenance easier.
You may want to visit twice before relocating:
Experiencing an ordinary January day can give you a better idea of what it may look like to navigate the Colorado winters.
Colorado property taxes, state income taxes, and local sales taxes work differently from California taxes, and the right comparison depends on the household and the specific property.
Castle Rock currently lists a combined sales-tax rate of 8.1%, consisting of state, county, and Town components.
Douglas County explains that property taxes are based on the property’s actual value, the applicable assessment rate, and the total mill levy imposed by the relevant taxing authorities. Two similarly priced homes can have different tax bills depending on their taxing districts.
Yes. Get an insurance quote on the Colorado property before you become deeply committed to the purchase. Colorado homeowners may encounter hazards such as hail, wildfire, wind, and severe thunderstorms that affect coverage, deductibles, and premiums.
The Colorado Division of Insurance specifically identifies hail, wildfires, floods, tornadoes, windstorms, and severe thunderstorms among the hazards homeowners should prepare for.
That point has practical relevance around Castle Rock. National Weather Service warnings in Douglas County during August 2026 included storms capable of producing damaging hail and strong winds.
A home that looks affordable on the purchase price can feel different once taxes, HOA charges, insurance, and maintenance are included.
Castle Rock residents have reasonable air access back to Orange County, although total travel time depends on traffic, airport choice, and flight schedules. John Wayne Airport currently lists Denver as a nonstop destination served by Frontier, Southwest, and United.
Ashleigh estimated about 45 minutes from Castle Rock to the Denver or Colorado Springs airports and roughly a 2½-hour flight back to Southern California when she discussed her own travel experiences.
For families with parents, adult children, grandchildren, or business interests remaining in Southern California, flights and access back to Orange County may worth exploring.
Castle Rock is growing, so prospective residents should consider future traffic, services, and new developments. The Town estimated 88,201 residents in 2025.
One Castle Rock planning document projects approximately 103,131 residents in 2030. Another Castle Rock publication describes a longer-term potential buildout population of roughly 120,000 to 140,000.
For a relocating homeowner, growth raises some useful questions:
Castle Rock is likely to appeal most to Orange County residents who genuinely want the lifestyle that comes with Colorado involving the winter months and outdoor recreational activities.
Based on Ashleigh’s experience, the following questions may be worth answering:
Start with knowing your likely North Orange County sale price, preparation needs, and estimated net proceeds that will give you a realistic relocation budget for moving to Castle Rock, Colorado.
Some first steps may include:
Relocation to Colorado becomes much easier once the seller knows what their California home could sell for and what needs to happen before it reaches the market.

Castle Rock can offer different price points than many North Orange County communities. Current Castle Rock prices vary significantly by neighborhood and home type. Compare your expected North Orange County net proceeds with the actual Colorado homes you would consider, including taxes, insurance, HOA costs, and maintenance.
Colorado allows public-school choice. Douglas County School District makes open enrollment subject to eligibility, application procedures, and available space. Families relocating with children should verify the assigned school and current open-enrollment rules directly with the district before making a purchase dependent on a particular school.
Castle Rock experiences snow and freezing temperatures, even though Colorado is also known for abundant sunshine. Prospective residents may benefit from reviewing official climate information and, if possible, visiting during winter to see whether everyday snow and cold temperatures fit their lifestyle.
Property-tax comparisons need to be made property by property. Douglas County calculates taxes from actual value, assessment rates, and applicable mill levies, so the bill depends on the home and its taxing districts. A California homeowner should compare actual projected bills for their current home and their potential Colorado destination.

If you are moving from Orange County to Atlanta, choose your Atlanta lifestyle before choosing your house. Commute patterns, school boundaries, neighborhood character, weather, taxes, and proximity to everyday activities matter immensely. Your California home-sale timing should be built around that destination plan—not handled as a separate decision.
That was one of the clearest takeaways from a recent Jones Zone episode with Atlanta real estate broker Stacy Shailendra. Stacy lived in Los Angeles before relocating to Atlanta and has now spent more than two decades in Georgia. Her experience gives California homeowners something more useful than a generic comparison of home prices: a firsthand perspective on what actually feels different after the move. Stacy's current Ansley Real Estate profile also confirms that she works from Buckhead and began her Atlanta real estate career after relocating from Los Angeles.
Before looking at homes in Atlanta, decide what you want your normal week to look like. Where you work, where children attend school, how much driving you are comfortable with, and what activities matter to you can help you narrow your search effectively.
Stacy returned to this point throughout her and Darryl's conversation. She asks relocating clients about work, children, schools, privacy, social life, hobbies, organizations and other lifestyle priorities before recommending communities.
For a North Orange County homeowner, you can turn that into a simple relocation worksheet:
Answer those questions before you get emotionally attached to a particular house.
Atlanta should not be treated as one uniform housing market. The city contains many distinct neighborhoods, and Buckhead itself includes multiple officially recognized neighborhoods, including Buckhead Village, North Buckhead, Garden Hills and others.
That matters because a California buyer can easily search “Atlanta homes” and assume that two properties with similar prices offer comparable lifestyles.
Stacy lives and works in Buckhead and described the area as having multiple communities with different housing and lifestyle characteristics. For someone coming from Brea, Fullerton, Yorba Linda, Placentia or Anaheim Hills, you should compare Atlanta neighborhoods the same way you would compare different parts of North Orange County: not only by the house, but by what surrounds it.
A relocation decision should consider:
The right destination agent should help you understand those tradeoffs instead of simply sending listings.
Commute should be tested before you choose an Atlanta home because the distance between home, work and school can materially affect daily life. Stacy specifically warned California relocators not to underestimate Atlanta traffic.
Current Atlanta Regional Commission research reinforces why commute deserves attention. Its 2025 Regional Commuter Survey reported an average commute of about 34.6 minutes and 18.5 miles, while teleworking remains far more common than it was before the pandemic.
Those are regional averages, not a promise of anyone’s drive time.
A better approach is to test a potential neighborhood during the hours when you would actually travel. If you will be driving to an office three days each week, try the route during those specific periods. If children will attend school in another part of town, include that trip too.
A home that looks perfect on a map can feel much different on a typical Tuesday morning.
Families should verify school assignment by the exact property address instead of relying on a listing description or a broad neighborhood reputation. Atlanta Public Schools provides a current 2026–27 School Zone Locator and specifically directs families to verify the zoned school for an address.
Real estate agents can provide resources and help buyers locate information, but buyers should make their own school decisions.
If schools matter to your move:
That is more reliable than choosing a house based on someone telling you that a neighborhood has “good schools.”
Do not compare Georgia and California property taxes by applying one percentage to the purchase price. Georgia generally assesses taxable property at 40% of fair market value, after which local millage rates and applicable exemptions help determine the actual bill.
Fulton County, where much of Atlanta is located, offers several homestead exemptions for qualifying homeowners. The county states that homestead exemptions provide property-tax relief, and applications for the current tax year generally must be submitted by April 1.
For a property you are seriously considering, ask for:
A Georgia tax professional or the appropriate county tax office should answer tax-specific questions.
Atlanta has four seasons, including a warm and humid summer climate that feels different from inland North Orange County’s generally drier heat. The National Weather Service describes North Georgia summers as long periods of warm, humid weather, with average afternoon highs generally in the upper 80s to around 90 degrees.
Stacy also highlighted pollen, thunderstorms and humidity as adjustments California residents may notice.
Weather can affect more than comfort. Before buying, consider how the property handles:
Ask for property-specific information rather than assuming a house will operate like a Southern California home.
Atlanta can be especially convenient for households that travel frequently because Hartsfield-Jackson Atlanta International Airport provides an unusually large nonstop network. The airport currently reports nonstop service to more than 160 domestic and 80 international destinations.
Stacy mentioned this as one of Atlanta’s practical lifestyle advantages during the podcast episode.
For a relocating executive, consultant, retiree visiting family, or household maintaining connections in California, airport access may deserve a place on the neighborhood checklist alongside schools and commute.
Start planning the Orange County sale before you commit to a Georgia purchase, even if you are not ready to list yet. A home-value review can help you estimate likely equity, preparation needs and timing so you know what resources may be available for the next home.
For North Orange County homeowners, the relocation conversation should address three calendars at once:
Those calendars rarely line up perfectly on their own.
With a full-time team, complimentary staging and professional photography available when appropriate, the Darryl & JJ Jones Team can help build the California side of the plan while coordinating with a knowledgeable destination agent, such as Stacy and her expertise in the Atlanta real estate market.
The best first step is to create both a destination plan and a California home-sale plan before making either side irreversible. Know what you want from Atlanta, then understand what your current North Orange County property may be worth and how long you would need to prepare it.

Atlanta may offer different housing options and ownership costs than Orange County, but “less expensive” should be evaluated property by property and household by household. Purchase price is only one component. Compare property taxes, insurance, utilities, commuting costs, maintenance and any HOA charges before deciding what the move saves.
Yes, an exploratory visit can reduce relocation risk, especially if you have not already selected a neighborhood. Spend time in possible communities, drive likely commute routes and evaluate housing styles before determining how aggressively to time the California sale.
There is no single correct sequence. Selling first can clarify your available cash and remove a home-sale contingency, while buying first can reduce the pressure to find a replacement quickly. Your financing, risk tolerance, housing availability and ability to carry two properties should guide the decision.
Yes. A California agent can manage the sale here and coordinate with a vetted destination agent in Atlanta, while each professional stays focused on the market they know best. That can be especially helpful when inspection, escrow, moving and purchase deadlines overlap.
