Andaluz is a new Van Daele Homes townhome community in Brea. Before buying, compare the floor plan, stairs, garage arrangement, total ownership costs, and timing against your needs. Darryl's conversation with Sales Counselor and Andaluz representative Susie Zuber on The Jones Zone covered those details, including an important question for local homeowners: can you buy if you still need to sell?
Andaluz is at South Brea Boulevard and West Fir Street, according to the builder’s community FAQ. The sales office is listed at 685 South Brea Boulevard. Use that address when planning a visit.
Andaluz by Van Daele is across the street from Brea’s Best Hamburgers off Fir Sreet and St. Angela Merici Church off Walnut Avenue. Those are familiar reference points for people who know this part of Brea just north of the Fullerton-Brea border off Brea Boulevard.
Susie emphasized access to restaurants and shopping in Downtown Brea. Additionally, the Brea Plunge, City Hall Park, and Ralph's grocery store are right up the street from Andaluz, giving residents easy access to recreation and groceries. For a buyer, the useful next step is to try the routes you would actually use. Walk from the community toward your usual destinations and consider crossings, traffic, and the time of day.
Susie described 32 townhomes with six floor plans, two or three bedrooms, and two-car garages. In the interview, she said the homes were three stories, with some garages arranged in tandem and others side by side.
That garage distinction deserves a look during your visit. With tandem parking, one car sits behind another. If two people leave at different times, think through how that arrangement would work with your vehicles and schedules.
Ask to see the actual plan you are considering. Susie explained that not every floor plan had a furnished model. A beautiful model can introduce the community without showing you the exact room arrangement, storage, or parking of the home you might purchase.
Susie said two floor plans included a ground-level bedroom and full bathroom. She specifically clarified that these were not primary bedrooms. Confirm the configuration of the particular home with the sales team.
Darryl asked about this in the podcast because a downstairs bedroom changes how a home can work for guests or household members. But a downstairs bedroom does not make the entire home single-level living.
If you are moving because stairs have become difficult, look at where the kitchen, main living area, laundry, and primary bedroom are located. Avoiding stairs influences some local downsizing decisions. A smaller home still needs to fit the reason you are moving.
Ask for a written price and ownership-cost breakdown for a specific available home. In Darryl's interview, Susie described base prices from the mid-$800,000s to the low-$1 millions, before options and upgrades.
Suzy also described projected HOA dues of $344 per month at build-out.
| Cost or feature | Question to ask |
|---|---|
| Interior finishes | Which selections are included in this home’s written price? |
| HOA | What are the current dues and the association’s responsibilities? |
| Solar | What purchase or lease terms apply to this home? |
| Insurance | What coverage must the homeowner arrange separately? |
| Financing and taxes | What is the lender’s complete estimate for this purchase? |
Susie said the HOA included common-area maintenance, exterior responsibilities, and a master insurance policy. Review the actual documents to understand the full division of responsibilities.
Susie described individually metered solar systems and electric appliances at Andaluz. She discussed both purchasing and leasing the solar system. Ask for the current agreement and equipment details for your home before comparing those options.
In the interview, Darryl asked whether solar was individual to each unit and whether a purchase could be included in the home’s financing. Those details matter because the same advertised home price can lead to different ongoing obligations.
Have the sales team and lender explain the full cost, maintenance responsibilities, and any financing implications. Do not assume solar eliminates utility bills or that a battery is included. The interview alone does not establish either point.
Possibly. Susie said Van Daele would consider a purchase contingent on selling another home, depending on the property, its asking price, and the construction schedule. That was not necessarily a blanket approval for every buyer.
If you own in Brea or nearby Fullerton, work through your sale before treating a new-home purchase as settled. The Darryl & JJ Jones Team's selling-process starts with neighborhood sales and a property review before discussing price and preparation.
That gives you a more useful starting point than choosing an asking price based on what you hope to spend on the next home.
Decide whether you want your own agent involved before touring. The builder’s FAQ says broker commission eligibility requires the broker to accompany and register the client on the first visit. Confirm the current registration process in advance, including how self-guided tours are treated.
Then bring three priorities: the layout you need, the monthly budget you want to stay within, and the date range that works for your move. Those priorities help you evaluate the actual home instead of getting distracted by model-home finishes.
Susie described both completed homes and later construction phases at the time of the interview. That does not establish today’s availability. Ask the sales team for an updated list of available homes, their completion status, and the anticipated closing process before arranging your move or scheduling the sale of your existing home.
If you are considering Andaluz and wondering how your current home fits into the move, call or text Darryl at (714) 713-4663. We can start with your home’s value, your timing, and whether the new layout fits what you want next.
Susie said Andaluz did not have a community pool. Buyers comparing communities should consider whether they want that amenity and what they would actually use. Check the current community documents for the full amenity list.
Susie said options depended on the home’s construction stage, with earlier purchases generally allowing more selections. Ask which choices remain open on the specific home you are considering, what each change costs, and when decisions are due. A finished home may offer a different set of choices than one still under construction.
